Plans to regenerate part of Derby city centre with hundreds of new homes are set to be reviewed by councillors.

More than 670 homes - as well as commercial space - are set to be built along Morledge leading to Traffic Street, with one of the proposed buildings being 19 storeys high.

The project from the bosses of Derbion shopping centre also includes the demolition of the former Eagle Market building, but Derby Theatre would be retained within the development.

Derby City Council's planning committee will discuss the scheme at a meeting on Thursday, with councillors recommended to approve the plans, subject to a section 106 agreement.

Demolition 'beneficial'

The city's new Eastern Gateway on East Street, which includes a new padel centre and skatepark, is incorporated with the plans for 674 homes, documents state.

An application for the site, which included the construction of a 29-storey building, was approved in 2023 but the latest plans, submitted in August, see a reduction of homes from more than 800 to 674, the Local Democracy Reporting Service said.

A council report on the plans says the demolition of the former Eagle Market building at the Morledge will be "beneficial" to the city, saying it "offers little in terms of architectural merit".

"Despite the re-activation of the former market, the building itself acts as a barrier to connectivity from the bus station and train station providing a poor gateway to the city centre," it said.
