More Jersey homes sold in 2025 as house prices fall

A total of 971 homes changed hands last year, with an average sale price of £571,000.

The number of properties sold in Jersey increased by more than a third in 2025 as average house prices continued to fall, according to new figures.

The latest report by Statistics Jersey shows the mean average price of a home sold in Jersey in 2025 was £571,000 - down from a high of £691,000 in 2022.

The only property type to see average sale prices rise in 2025 were four bedroom houses, while all other types of residential properties saw values dip.

But there were a total of 971 property transactions, which was 36% more than in 2024, when 712 homes changed ownership.

Annual average prices

The report said that most property types were more affordable to purchase in 2025 than they had been the year before.

Despite this, according to the report, the only property type on which a working household with mean average income was able to affordably service a mortgage was a "median-priced" one bedroom flat.

According to the data, the mean average prices of homes sold in Jersey in 2025 were:

  • One bedroom flat: £312,000 (down from £326,000 in 2024)
  • Two bedroom flat: £510,000 (down from £521,000 in 2024)
  • Two bedroom house: £559,000 (down from £604,000 in 2024)
  • Three bedroom house: £739,000 (down from £765,000 in 2024)
  • Four bedroom house: £1,246,000 (up from £1,092,000 in 2024)

Quarterly average prices

In addition to figures for the whole of last year, the report also shows the mean average value of properties sold during the fourth quarter of 2025 (1 October - 31 December):

  • One bedroom flat: £299,000 (down from £337,000 in Q4 2024)
  • Two bedroom flat: £496,000 (down from £550,000 in Q4 2024)
  • Two bedroom house: £552,000 (down from £595,000 in Q4 2024)
  • Three bedroom house: £732,000 (down from £752,000 in Q4 2024)
  • Four bedroom house: £1,186,000 (up from £1,031,000 in Q4 2024)

The report says that Q4 2025 was the first time since the same period in 2021 that the average sale price of a two bedroom flat had dipped below £500,000.

It was also the first time since Q1 2021 that the average value of a one bedroom flat had fallen below £300,000, according to the data.
