Concerns over plans for 200-home development

Plans to build up to 200 homes next to a Surrey train station have sparked concern among residents.

The development, proposed by Eden South Godstone Ltd, would convert 9.3 hectares (22.9 acres) of grassland west of Eastbourne Road into a new neighbourhood with housing, open spaces and a small commercial hub.

Developers say the "well-connected" development would help Tandridge District Council meet pressing housing demand, particularly for affordable homes, and described their vision "to create a truly authentic place that welcomes a diverse range of people".

Locals said they were concerned about where the hundreds of new residents will be able to see a GP or go to school.

One resident told the Local Democracy Reporting Service the area could become a "rat-run" with only one main entrance and an emergency exit.

"You can't live in Godstone without a car," another South Godstone resident said. "What effect will the 400 extra cars have on entering and exiting the A22?"

The site, currently made up of three fields, lies within the Metropolitan Green Belt

If approved, the development would include up to 98 affordable homes — nearly half the total — alongside predominantly three-bedroom family properties

Illustrative plans show new access would be created from Eastbourne Road, with an emergency route via Tilburstow Hill Road.

The masterplan includes walking and cycling links to the village centre, Eastbourne Road and the station.

A community space or commercial unit is proposed to provide new facilities for residents, alongside existing shops, restaurants and a primary school.

The public can comment on the application until 21 September. A decision is expected by 5 November.
