Land south of Etwall Road where the proposed development could be built

A developer is set to apply to build up to 2,300 homes on agricultural land south of Derby.

Parker Strategic Land Ltd has signalled its intent to apply for planning permission for a residential-led development which would span 113 hectares (279 acres) on land south of Mickleover between Etwall Road and Staker Lane.

Documents submitted to the council state the development may require an environmental impact assessment (EIA) – which sets out the likely environmental impacts of a project - due to its size.

However, the developer has already submitted the EIA report voluntarily due to what it has called the "sensitivity of the environment".

The developer has said it intends to apply for outline planning permission to build the new homes in principle.

If approved, a full planning application would be submitted, which would set out the exact details of the scheme.

Documents already submitted to South Derbyshire District Council state the proposed scheme would include land "to support educational provision for new and existing communities" as well as open space.
