Planning permission granted for 42 new homes
BBCPlans for 42 new homes on a vinery site in Guernsey have been approved.
Planning permission for the works on the Cleveleys Vinery on La Route Du Braye, Vale, were granted on 6 February.
The site, which covers an area of just less than one hectare (2.4 acres), would include 13 one-bedroom dwellings and 29 two-bedroom dwellings.
The planning application for the homes was submitted by Rosaire Properties Limited in June 2025, and developers say building work could start before the end of 2026.
The planning document said each property would have a private rear garden and allocated parking spaces, one for each one-bed unit, two spaces for all but one two bed unit and with six visitor spaces.
Six letters were sent in response to the planning application. These were generally in support but some people highlighted possible issues of increased congestion, along with a lack of communal space.
In response to the project there were five letters of representation on behalf of six local residents and the Better Journey Project.
It said there was general support for residential development but the proposal had drawbacks in terms of increasing congestion and a lack of communal space.
The St Sampson Douzaine also commented on the application, raising concerns about how the local infrastructure could cope with the volume of development.
It did add it was pleased that developers would be considering flooding and transport issues as part of regular checks.
