Plans to build a trade base, which could create eight jobs, have been approved.

Sunderland City Council granted proposals to change the use of the former construction yard in the Pattinson North industrial area, Washington, to create a trade unit for John Davidson Pipes Ltd.

The application for the site in Walton Road said it would create jobs and enable the firm to establish operational activities in Washington.

Council officers said the unit raised no issues over access for surrounding occupants or highway and pedestrian safety, adding the trade counter would "form a very small part of the business".

In the application, John Davidson Pipes Ltd was described as a "leading UK distributor of civils and drainage products" which has been in business since 1972.

The plans were approved by council officers on Monday.

A previous supporting statement from the applicant said plans would "support employment opportunities within Sunderland and enable the continued growth of an established UK business from a suitable employment location".
