There have been objections over an access road which is part of the scheme

Councillors are to decide on plans for 49 new homes on the outskirts of a city next week.

Homes By Esh wants to build detached and semi-detached houses on land next to Burdon Road in the Doxford area of Sunderland.

Sunderland City Council's planning department has recommended the housing plan for approval.

Several residents have raised concerns about a "significant increase in traffic" to a new access road via The Fold, which is part of the proposals.

Liberal Democrat councillor Heather Fagan has objected to the scheme over the "intensification in use of the access road leading to The Fold during both the construction and completion of the development".

Those behind the scheme previously said the development would "create a beautiful and contemporary new community within a healthy and attractive landscape setting".

The properties include 11 three-bed houses and 38 four-bed houses, with about five affordable homes.

Planners said it would "provide an acceptable density of development" and a housing type and size appropriate for the area.

It is recommended for approval subject to a completed section 106 legal agreement, which aims to secure financial contributions from developers to mitigate the impacts of new housing.

Funds would be directed towards education, sport and recreation,"offsite play" and allotments.

A decision will be made on 30 March.
