Plans have been submitted to build six commercial units in Leicester with flexible uses, including a cinema and microbrewery.

Davenport Developments (Leicester) Limited is seeking to construct the units at 56-66 Great Central Street, while retaining the existing steel structure and floorplate there.

Planning documents said demolition works were initiated on the buildings previously on the site, with a view to develop office space.

However, "shifts in market conditions and viability concerns have led to a reconsideration", documents added, and the new plans would see the existing steel frame reclad with metal wall panels to create the commercial units.

The previous buildings on the site most recently operated as small automotive repair units and MOT garages.

The planned units would remain single-storey, with a street-facing office core and accessible toilet and would be created with "terracotta-coloured metal".

"Prior to demolition works, the external fabric of the original building had become tired and dated, and was increasingly prone to vandalism, fly-tipping, and anti-social behaviour due to its underused state," planning documents added.
