Atmospheric: The garage is next to a cemetery
A double garage with views over an estuary and access to the water's edge is on the market for �135,000.

The concrete block walled building is just feet from the desirable Salcombe estuary in Kingsbridge, south Devon.

The garage, which has mains water and a shared landing slip, was part of a nearby home which has been sold separately.

A spokeswoman for Kingsbridge estate agents Charles Head and Son, said that the property had "hope value".

Planning permission to turn the garage into a dwelling had been turned down in 1992.

"But that's not to say that it will continue to be turned down," she said.

"In the future one could build a dormer-style two-storey liveable dwelling.

"Someone might like to sit on it for a while."

Locals squeezed

The property came on the market just a week after a 15ft by 10ft wood and brick hut - which had been converted into a tiny dwelling - was sold for nearly �60,000 in Sidford, east Devon.

Organisations in Devon are trying to find a solution to the problem of house prices spiralling out of reach of local people in the South West.

Official figures showed the price of the average house in the region rose to �146,150 in the three months to September, up from �123,856 in the same period last year.

The increase of 23% was one of the biggest in the country.

Quiet neighbours

The garage is in the South Hams area which is acknowledged as having one of the worst problems in the region, with average house prices nearly 10 times the average salary for the area.

Nevertheless there has already been interest in the property.

"We have had one or two people looking at it," said the agents.

"There are very quiet neighbours - it is next door to a cemetery."
