Hut 272 has poor views of local beauty spots
A beach hut that looks out over marshland rather than the sea has been put up for sale for nearly �73,000.

The estate agent selling the 16-feet by 10-feet cabin in Dorset describes as "not one of the most desirable" available.

There is no car access and to get there the owner would have to catch a children's "Noddy" train or a wooden ferry or face a two-mile hike.

For the same price, a buyer in Hull could get a terrace of five houses.

The hut in Mudeford is the latest high-priced hut went on sale on Tuesday, at the same time figures reveal a record rise in house prices in England.

While other huts on Mudeford Sandspit have panoramic views to nearby Christchurch Bay, hut 272 fronts on to a boggy marsh and lagoon.

Mark Orr of Humphreys and Orr estate agents, said: "It is not one of the most desirable huts.

"It faces inland towards the lagoon and is right on the train line so in the school holidays it is extremely busy with children."

He said there is an annual site rental of �1,444 to pay on top of the beach hut price tag.

There is also a list of rules including what colours the new owners could paint it.

"The owners of the hut have put a price of �72,500 on it, but I would not be surprised if it went for more than that," said Mr Orr.

Better deals?

It has electric lighting, a Calor gas cooker and fridge, a fitted sink and two beach seats that can double up as single beds.

Alternatively, house-buyers could find a place in any of England's three biggest cities for the same price:

  • A three-bedroom maisonette in Abbey Wood in south-east London

  • A four-bedroom semi-detached house in Bartley Green, Birmingham

  • A three-bedroom semi-detached house in Flixton, Manchester with a garage
