For Tom, there is no time like the present, while things go from bad to worse for Rex.

Helen works on preparations for Open Farm Sunday at Bridge Farm. Johnny's away shopping for the Isle of Wight Festival with Amber. However casual his approach appears to be, Helen knows he's thrilled. Tom arrives home bearing gifts of fermented food from Hungary. He's full of new ideas for the business.

Rex makes a tentative arrangement to meet Anisha at The Bull. But he's side-tracked by Pip, who wants company on a walk up Lakey Hill. Pip's still upset that Toby has completely cut off communications with her. What happened to staying friends? But Rex thinks a clean break might be best for them both. Pip wonders why she's so bad at relationships. Even when she had the choice she picked the wrong brother! Rex wishes she's realised sooner. He rushes to meet Anisha, but she's already leaving The Bull. She doesn't appreciate being stood up for Pip. Meanwhile, Pip hopes she hasn't messed things up. Rex assures her they're still friends.

With Tom home Pat and Tony break the news about Justin's offer. £1m for a small plot of land! Helen and Tom instantly start planning how they'll spend it. But Tony still has serious reservations. The rest of the family might be in favour, but he won't be rushed into anything.
