Top price for beach hut
Southwold hut
Breakaway II has a price tag of about 45,000.
One of the country's most sought-after beach properties is for sale with a record-breaking price tag.

The owners of a timber hut on Southwold seafront in Suffolk are asking 45,000 for Breakaway II which measures 11 feet by 12 feet.

At the same time a second smaller hut is on the market for 35,000.

A verandah and better position add to the value of the bigger hut, according to estate agents.

Southwold hut
The cheaper of the two - at 35,000
In the past, some of the 250 huts on the beach have changed hands for up to 40,000.

Sonia Moore, sales manager at estate agents HA Adnams, which is selling both, said she could not recall one going on offer for more than 45,000.

"The huts at Southwold often make high prices, especially the bigger ones nearer the centre of the town where there is more access to amenities," she said.

OTHER PROPERTIES - SAME PRICE
Gosforth, Newcastle Upon Tyne: Top floor two-bedroom flat - 45,000
New Brighton, Merseyside: Traditional three bed terrace house - 45,000
Glemsford, Suffolk: A studio apartment - 42,995
"There is a limited number of huts. People buy them as an investment and hold on to them for many years.

"And there is always optimism that they will sell for the prices asked.

"I cannot recall us selling one for more than 45,000 in the past.

"That hut is on offer for a higher price because it is slightly bigger, has a verandah and is in a better location on the seafront."
