House shortages, rising prices and low pay are driving locals out of the countryside.

Rural house-price rises have been outstripping urban ones for two years, fuelled partly by the second-homes market and commuting from country areas.

But the provision of affordable housing has not kept pace - a problem the government says it is trying to address.
