Justin's hackles are raised, and Kirsty feels she has lost a friend.

Tony wants to speak to Tom about the proposed land sale before he meets Justin, but Tom's in a hurry. Justin believes that this is a formality - the family has as good as accepted. So he's shocked when Tom challenges him on the price, and says he's been talking to other developers. Justin withdraws his offer.

Justin and Lilian try to work out what went wrong. Lilian doubts that the family simply got greedy. They're usually so steady. Justin laments it should have been a fresh start, with significant mutual benefits. Instead the deal's now dead in the water.

Kirsty and Jill catch up as they tend to Jill's bees. There was a time when Tom would have been right by Kirsty's side opposing the pig unit, and housing development. Now he'd rather take the money. But Kirsty hasn't changed. Both she and Jill agree that there are things in life that are worth fighting for.

Helen's alarmed by Tom's account of the meeting with Justin. Tom reassures her that they don't need Justin to get a good price for the land. It's a commodity developers are crying out for, so they can set the conditions of sale. Tom knows what he's doing; they'll just have to trust him on this one.
