Brian shares his vision, and Pip sticks up for Toby.

Adam wants to treat Ian on their anniversary but Jennifer warns him not to go over the top.

Brian outlines his plan to buy a large chunk of Estate Land from Borchester Land to Jennifer. Justin is sure the board will approve the sale and he suggests Brian buys it privately, if he can raise between £2.5 and £3 million. Brian is sure the purchase would guarantee the long-term future of Home Farm. They could realise £1m by cashing in some shares and insurance policies and then borrow the rest. Jennifer thinks it's a massive debt to take on at their age and suggests he talks to Adam. Adam is sceptical but he and Brian agree to look at the land.

Pip pesters Toby to get the still moved out of Rickyard Cottage. Later, she catches up with Ruth who is still wary about Toby. Pip insists she didn't realise it was illegal and that Toby is going to apply for a licence.

Jennifer tells Brian that Lilian and Justin are having an affair. Brian is hopeful this close family tie might clinch the deal when it comes to buying the land.
