The proposed park could sustain up to 800 jobs |
The lack of space for companies at a mid-Wales town has led to a move to set up a new business park. The park, which has the potential of sustaining up to 800 jobs, would lie alongside the A44 road at Capel Bangor, four miles east of Aberystwyth.
And from Tuesday to Thursday, residents of the village can view the plans for the site which is being developed by the Welsh Development Agency.
But the local community will hold fire on their thoughts about the proposed scheme until a public meeting next Monday.
This will be followed by a meeting of the local community council the following Thursday when it will be decided whether the council intends to object to the proposal.
The plans follow independent research by the WDA and Ceredigion council, which identified the need for more land in the Aberystwyth area to cater for new and expanding businesses over the next 10 years.
Impact
The proposed site has also been included in the emerging Ceredigion unitary development plan.
The 35-acre site was identified as the preferred option after intense investigations into 15 potential sites in and around Aberystwyth during the last three years.
Bethan Bebb is chairman of Melindwr community council.
"The council has decided to wait until the whole community has a chance to see the plans before deciding if we will object to the business park," she said.
The WDA had promised to keep residents informed of the plan |
"Monday's meting will allow everyone to have their say before the community council makes its position known."
The WDA has undertaken environmental impact assessments of the site which will be submitted as part of a planning application to the local authority in September.
"We promised to keep residents up-to-date with our plans for the business park and we have now reached the stage where a planning application has been prepared and is due to be submitted," said WDA property manager Adrian Leonard.
The planned business park could accommodate about 27,000 square metres of floor space for mixed employment uses.
"The land available for development in Aberystwyth is only suitable for office use," said Russell Hughes-Pickering, the council's head of forward planning team.
The town's current major industrial estate based two miles from Aberystwyth town centre at Glanyrafon has only one vacant lot on its 80 acre site.
"There are a limited number of opportunities in Aberystwyth catering for the town's medium to long term employment needs," added Mr Hughes-Pickering.
"Consequently the site at Capel Bangor has been pursued after considerable examination of other sites."
Sites at Clarach, University College of Wales ' playing fields, and an extension of Glanyrafon industrial estate were rejected in favour of the Capel Bangor project.
If approved the business park will be accessed from the A44 via a new roundabout.
A range of designs and systems, from the buildings to the surface water drainage have been incorporated to ensure the project is environmentally sensitive.
