Mortgage lenders may be warning of a down turn in house prices, but it's unlikely to affect the sale of the latest hot properties - beach huts.

They sit in colourful rows along many British beaches, and people are queuing up to buy them. Traditional hutters are finding themselves out-priced in the frenzy of the beach hut market place, as the nouveau hutters are moving in.
Tracey Emin sold hers to the Saatchi gallery and another has just changed hands for £65,000. And the waiting lists are getting longer and longer.
Claudia Hammond went to the beach to examine this very British obsession.
