A students union has said it will name and shame dodgy landlords who come bottom of its next property survey. St Andrews' Students Association had asked tenants for their views of local letting agents. The names of the best performers have been released.
The organisation has said it will write to the poorest performing landlords informing them that next year's survey results will be published in full.
The students hope it will encourage property owners to improve standards.
Property repairs
Amongst the problems some of the students have encountered include repairs not being carried out or deposits withheld without explanation.
They have already drawn up a tenants charter scheme where local landlords and students agree to a set of standards.
The survey found that more than a third (35%) of students who rent from property agents felt their accommodation was not properly maintained. For private landlords, that figure was just 16%

Steve Savage, from the students association, told the BBC Scotland news website: "It is about raising the standard. There is always room for improvement.
"A lot of what we have heard before [about landlords] has been anecdotal.
"We are going to write to all landlords and tell them how they have done."
The top performers in St Andrews were Town and Gown Property Letting, Inchdairnie Properties and Murray Donald Drummond Cook.
