Do you have a question about your rights or your responsibilities as a tenant or a landlord? The Association of Residential Letting Agents (ARLA) say three quarters of their members are reporting that there are more tenants than available properties. This shortage of properties is driving up rents according to data from the latest lettings survey by The Royal Institution of Chartered Surveyors. If you are struggling to find somewhere to live you may be wondering how to determine what is a reasonable rent and what standard of accommodation is acceptable? Perhaps you are a prospective landlord and need information about preparing a property for tenants? Who has responsibility for property maintenance and repairs? If the heating or hot water breaks down how quickly should it be fixed? What happens if cold weather causes burst water pipes? How much notice should a landlord give if they need access to the property? Paul Lewis was joined by: • John Gallagher, principal solicitor, Shelter • David Salusbury, chairman, National Landlords Association • Marveen Smith, partner, PainSmith Solicitors Presenter: Paul Lewis Producer: Diane Richardson
